Erin is a partner and head of the residential property team, specialising in:

  • freehold and leasehold sales and purchases
  • re-mortgaging
  • equity release mortgages
  • registration of unregistered properties and land
  • non-statutory lease extensions
  • deeds of variation
  • transfers of equity
  • transfers of property
  • deeds granting or amending covenants, rights of way and other easements.

She has over 15 years of experience in residential property acting for a variety of clients and has dealt with the sale and purchase of all types of property, from penthouse apartments to large country houses. Erin also has particular experience of the sale and purchase of rural and listed buildings.

Notable recent cases include:

  • Locating missing freeholders from a building converted into flats and successfully negotiating the transfer of the freehold to the existing leaseholders. Then, setting up a scheme to prevent the situation reoccurring when flats change hands in the future and extending the leases of the flats in the building.
  • Guiding a client with power of attorney through the Equity Release Mortgage process to enable funds to be released to care for their relative who had lost mental capacity.
  • Carrying out lease reviews, extensions and variations for a whole block of flats with over 20 units where tenants collectively own the freehold.

Erin prides herself on delivering excellent client service. She describes herself as personable, and approachable. She enjoys getting to know her clients and she adopts a calm and pragmatic approach to ensure that the conveyancing process is as stress-free as possible.

Her clients have praised Erin as ‘attentive, professional and comprehensive in her service’ with prompt communication.

In her spare time Erin works on her small family farm near Heathfield, tending to a flock of around 50 pedigree Ryeland and non-pedigree mixed breed sheep with her husband, daughter and three terriers. Erin is currently a committee member of the South East Region Ryeland Group and has previously been a committee member and section secretary for the Heathfield Agricultural Show.

To unwind, she plays the flute and the piano and enjoys taking yoga classes.

Qualifications

Erin qualified as a Solicitor in 2006 and joined Hughes Solicitors in 2023. Before that, she spent 15 years working at a national law firm based in Tunbridge Wells, Kent, so she is familiar with property market in the South East.
