Nicole is a partner and head of the residential property team, specialising in:
- freehold and leasehold sales and purchases
- re-mortgaging
- equity release mortgages
- registration of unregistered properties and land
- non-statutory lease extensions
- deeds of variation
- transfers of equity
- transfers of property
- deeds granting or amending covenants, rights of way and other easements
- sale and purchase of land for small scale development.
Notable recent cases include:
- Sale of a property to a well-known developer who required the garden for access to their development site. An option agreement was signed, contingent on planning permission for the accessway. Once approved, the developer was committed to a two-stage purchase: first, the garden transfer to enable construction, followed by the sale of the house upon project completion. Despite multiple renegotiations, the transaction was completed within the agreed deadlines.
- Purchase of a freehold building registered as an HMO. We applied for the HMO status to be removed and then drafted and granted 12 leases out of the freehold title and sold the leasehold flats individually. The freehold was ultimately transferred to a newly incorporated company.
Regarded by clients as friendly and approachable, Nicole works hard to get to know her clients and make the conveyancing process as stress free as possible.
When she’s not in the office, Nicole enjoy long walks in the countryside and spending time with family and friends. Whenever possible Nicole loves to travel further afield, and explore different countries and cultures.
Qualifications
Nicole qualified as a Solicitor in 2016 and joined Hughes Solicitors in 2025. Before that, she spent 14 years working in Sussex law firms so has an in-depth understanding of the Sussex market.
